Prospect House and Hicks House had multiple fire safety issues which resulted in the removal and replacement of the facade to both blocks constructed at a similar time; adjacent to each other with a matching construction form.
We assisted in carrying out intrusive investigations to the buildings to check the construction form and prepared a specification for full replacement of the external cladding system. The works consisted of the removal and replacement of combustible high-pressure laminate (HPL) external cladding and external wall insulation (EWI), and decorative timber slats & balustrading.
It was a unique project as it was one of the first schemes to have timber replaced with an A2 fire rated material following the issue of the Governments Advice Notes earlier this year. Whilst on site, the Client also instructed maintenance works to communal walkways and balconies.
As part of this commission we also provided the scheme with an enhanced Quality Control (Clerk of Works) resource on site everyday to record, advise and manage the removal and replacement process.

As we removed more of the existing cladding materials and exposed the structure behind, we found several further issues with the original construction form, which needed further rectification before we could complete the enveloping works.
The building’s original construction was challenging as there were several level adjustments which caused detailing issues around the insulation and the spread of fire. During the construction phase we worked closely with the main contractor and its specialist sub-contractors to detail each different area to ensure that we had a consistent response to each of the challenging details.
Whilst the project is focused on the rectification of the issue regarding fire spread, we also had to consider how the external wall would work at cladding and EWI junctions, whilst ensuring wall thicknesses were consistent and achieving the required U values, so as not to cause cold bridges or reduce the thermal performance of the envelope.
