Martin Arnold is proud to have been involved with the Coronation Square development in Leyton which became one of the first major schemes to be approved using virtual planning committee rules brought in as a result of the coronavirus pandemic.

The scheme redevelops the site of a sports facility, re-providing it in combination with further community assets, commercial and residential floorspace. 750 new residential units, with approximately fifty per cent affordable, will be delivered as part of the construction that extends across 25 cores. The first of two phases started on site in December 2020. This phase provides all of the community assets including a health hub, nursery, multifunction community spaces as well as the new sports facility. The design incorporates an energy centre with capacity to provide district heating for 1400 homes, futureproofing provision for adjacent sites.

MA were initially involved as part of our client’s bid team. Under our Cost Consultant appointment, we have subsequently provided cost advice to the design team ensuring the efficiently designed yet architecturally innovative project remained on budget. A visual feature of the design is a pre-cast exoskeleton that surrounds the tallest element of the scheme and extends along two elevations looking onto a new market square. Careful consideration of structural design, construction logistics, cost and programme were required.

Critical Challenges

Particular challenges on the project have resulted from existing utilities within the site boundary that have impacted on the substructure design and demanded inventive solutions.

The structural design has also been challenged by the interface between residential and community uses. The integrated sports hall had specific clear span and headroom requirements that were to be accommodated beneath a fully landscaped podium.

Martin Arnold provided cost advice in the assessment of alternative proposals to inform selection of the chosen engineering design.
