Artesian House had multiple fire safety issues both externally and internally which resulted in the removal and replacement of the facade and internal compartmentation works within flats and communal areas.

Martin Arnold assisted in carrying out intrusive investigations to the building, alongside the Clients appointed expert witness, to check the construction form and prepared a specification for full replacement of the external cladding system and new compartmentation internally.

The external works consisted of the removal and replacement of combustible materials including external wall insulation (EWI), timber shiplap cladding and metal cladding. Internally, new fire stopping was required to all party walls/communal walls and penetrations through floors.

As part of this commission, we also provided the scheme with an enhanced Quality Control (Clerk of Works) resource on site every day to record, advise and manage the removal and replacement process.

Critical Challenges

The building’s original construction was challenging due to its curved nature which resulted in frequent design meetings with the Principal Contractor and specialist sub-contractor at each stage of the project. This was critical to ensure we had considered key junctions to all three of the wall types, maintaining the required u-values and compliance with the regulations.

As we removed more of the existing cladding materials and exposed the structure behind, we found several further issues, particularly around window and door openings which had caused defects to the structure behind.

Our dedicated team was on site to manage the defects and instruct remedial works to be undertaken to ensure that the structure was remediated as part of the programme.

All of the works internally were completed whilst residents remained in-situ. This required detailed planning before commencement by all parties. Pilot schemes were undertaken initially to ensure minimal disruption.
