Located on an area of disused land behind Peckham High Street, Flaxyard is a new build residential development which benefits from high quality architecture and a well-designed landscaped courtyard and communal gardens. Now complete, the scheme offers 22 Shared Ownership/Intermediate Rent apartments, 98 Affordable Rent apartments and 182 sqm of commercial space, external and ancillary works in connection therewith. Each apartment also benefits from a balcony or terrace.
The works involved the extensive clearance and remediation of existing brownfield open space, within the boundaries of Peckham’s Conservation Area. As such, there was a requirement to preserve and enhance the hard and soft landscaping within the development which positively contributed to the architectural feel of the area.
Martin Arnold’s engagement consisted of Employer’s Agent, Clerk of Works and Cost Consultancy services from scheme inception through to completion. As part of these roles, we produced the Employer’s Requirements, JCT Building Contract and related documents. We also administered the project finances which allowed us to assist with the delivery of the scheme to our client’s satisfaction. Construction quality was monitored throughout the construction by our expert Site Inspectors who coordinated inspections right up to handover with LB Southwark’s development team and Design Guardian.
Martin Arnold played an integral part in the delivery of this project to ensure the scheme was completed within a reasonable timescale and to an acceptable budget for LB Southwark.

Critical Challenges
A number of challenges on this project required careful planning due to design complexity and logistical constraints on site. Initially, due to the COVID pandemic and the constraints imposed on the construction market due to the conflict in Ukraine, there were issues surrounding the supply of materials and access on site. Our team worked closely with the contractor and the client to enable the contractor to maintain a presence on site. We also enabled the contractor to be flexible when considering alternative materials that were more readily available, acknowledging that the construction programme would be impacted by lower site production and delays to materials procurement and resultant deliveries.
Additionally, we supported the client with dealing with Adjoining Owners regarding numerous matters emanating from the construction of the development. Our team members facilitated the sharing of our knowledge and our own company experience of dealing with complex Neighbourly Matters.
Two significant design variations also impacted the construction programme and the costs associated with the project. We worked closely with the client to assist with what were complex political scheme changes and worked with the contractor to ensure that they understood the reasons for the significant changes and were able to continue to complete the project at a reduced cost.
