Martin Arnold were appointed on this cladding remediation project as part of the Building Safety Fund Cladding Replacement Scheme by the government to improve the fire safety of this building in Portsmouth. The building was a medium rise residential building consisting of three connected cores around a shared playground and parking area.

The works comprised the removal of all combustible materials from the building’s facade which consisted of a mixture of render and timber cladding. We removed all cladding back to the original frame and rebuilt the cladding with non-combustible materials including Rockwool insulation, Y-wall sheathingboard and a new silicone render finish, as well as non-combustible ‘timber effect’ cladding panels.

Martin Arnold’s appointment included Employer’s Agent, Clerk of Works, Cost Consultancy, and Fire Compartmentation Surveys with Fire Engineers. Within these roles, we assisted the client in the production of the Employer’s Requirement, finalisation of the project finances and administration of the contract. We also monitored the works, issued instructions, chaired progress meetings and site meetings and agreed on monthly valuations with the contractor.

Our Clerk of Works played a key role in ensuring the quality of the project by working closely with the contractor. A quality benchmark was established early on for the contractor to follow which minimised snags and ensured issues were identified early in the process, ready to be rectified. As a result of our Clerk’s hard work, both the client and the contractor wrote to us specifically to commend his efforts.

Critical Challenges

A number of challenges on this project required careful liaison and co-ordination, these included:

  • Repairs to the existing substrate and frame.
  • Detailed design liaison for all junction details and waterproofing details where the external walls interfaced with the internal communal areas.
  • Working with the contractor and structural engineers to resolve issues with the balconies to ensure they are suitably waterproofed.
  • Ensuring high levels of workmanship throughout the project across the various trades and subcontractors.

We overcame these challenges by carrying out detailed inspections of the building and contacting suppliers to agree and confirm bespoke details to address the issues with the building. Our team worked closely with the contractor and subcontractors to agree on details for the balconies and adjacent junctions to ensure a robust solution that works for the specific building issues.
