Utilising our expertise in social housing development, our team were appointed to provide Employer’s Agent, Clerk of Works and Quantity Surveying services on a package-led new build scheme for mhs homes.

Situated in Medway, the former brownfield site now boasts a collection of 20 Shared Ownership properties with front and rear gardens, EV charging points, inset balconies on a number of the homes, gas fired boilers and acoustic trickle vents.

Our team were appointed after planning had been achieved. In our role as the Employer’s Agent, we actively engaged in agreeing the contract scope and provided services through to the End of Defects inspections. As Clerk of Works, we acted as a second pair of eyes on site, identifying any issues relating to quality throughout the build and flagging these to the contractor as soon as possible to ensure adequate time for rectifying any issues.

Challenges

Our early involvement in the development appraisal process enabled us to identify a number of risk items. We were then able to negotiate the full scope of these into the build contract package and provide cost certainty upon entering into contract. These included:

  • Substation installation requirements (including wider neighbouring requirements).
  • Pumped foul and surface water (not combined) station needed for the scheme. A careful review and design development process was required to ensure a clear maintenance regime was developed.
  • The proposed retaining wall works with Unilog were not necessarily consistent with the planning approved drawings. We engaged with the contractor to ensure planning amendments were made to achieve this.

We conducted an overarching whole project audit of the proposed design, planning and Building Control status. These were reviewed against mhs and resident requirements at an early stage to ensure compliance.
