A new build development offering nine Affordable Rent properties, Endwell Road replaces a single storey garage block, comprising 11 garages. Located between Brockley and New Cross, the development boasts a part three/four storey building, offering a mixture of one-, two- and three-bed apartments, complete with rear gardens, balcony terraces and private landscaped areas located to the front and flank elevations.

Our appointment consisted of providing Employer’s Agent and Principal Designer services for both the pre- and post-contract work stages. As part of these roles, we commissioned specialist surveys to support the production of a full tender pack and tendered the works to ensure a competitive cost for our client. This included producing the Employer’s Requirements and JCT contract, as well as finalising the project finances.

As Principal Designer, we managed and monitored the project from the pre-construction phase through to the health and safety matters throughout the construction stage of the project.

Our team played an integral part in the delivery of this project to ensure the scheme was built to the expectations of the client.

A number of challenges on this project required careful planning due to design complexity and logistical constraints on site.

The development falls outside the boundaries of the adjacent Telegraph Hill Conservation Area and although not within the Conservation Area, there was a requirement to ensure the design was of a high quality, sympathetic to the Conservation Area. We were issued with a ‘refusal to grant details’ letter by Lewisham Council during the planning stage. The refusal letter requested that a survey of window reveal depths was undertaken adjacent to the Telegraph Hill Conservation Area and that the proposed RAL colour and specification of the windows needed to be provided along with a specification for the obscure glazing.

An existing retaining wall also influenced the design; the wall had not been accounted for at Planning Stage and as a result, a redesign of the scheme was necessary to provide a viable development.
