Martin Arnold were appointed as Employer’s Agent and Clerk of Works on a new build residential development, comprised of 50 Affordable Rent flats, 33 Affordable Rent houses and 82 Shared Ownership houses. Alongside providing new homes, the scheme provides a communal soft play area, allotment gardens and over three miles of trim trail to landscaped areas both on and adjacent to the site.

Martin Arnold’s engagement at Church Farm was from contract execution through to project completion. As Employer’s Agent and Clerk of Works, we conducted monthly progress meetings and valuations, whilst also managing the snagging, handover and defect process. Additionally, we were responsible for finalising the project finances throughout and post-completion. Construction quality was monitored by our expert Site Inspectors who coordinated inspections right up to handover with the client’s development team.

Integral to the successful delivery of the project was our close collaboration with the contractor. We were able to deliver the scheme over 6 months prior to the initial anticipated completion date through regular progress meetings, ensuring the programme remained on track.

A number of challenges on this project required intensive liaison with the contractor and client including materials shortages during the covid-19. We worked with the client to decide on a different brick for the facades to prevent programme delay.

Additionally, we worked with the client to confirm and review the fire stopping details and fire strategy plans, ensuring we achieved the appropriate sign-off documentation.
