Our Employer’s Agent team were appointed to deliver a new net-zero carbon development on a former greenfield site in Bexley. Alers Road offers 11 modern, high quality homes, inspired by Philip Webb’s ‘The Red House’ in Bexleyheath, a National Trust property formerly occupied by designer William Morris.
Our client, Hexagon Housing Association, purchased the site with planning approval. Originally, the site was to deliver three-bed properties. However, our team helped to secure a planning amendment to make ten four-bedroom homes and one three-bedroom home, all without reducing the size of the plots.
The development incorporates a range of sustainable features to reduce the environmental impact and support local biodiversity. These include the installation of air source heat pumps, PV solar panels, EV charging points, providing residents with cleaner and more affordable energy sources. Dedicated housing for bat, swift and hedgehog boxes have also contributed to the sustainability of the scheme.
The development was winner of the Inside Housing Development Awards 2025 “Best Shared Ownership Development – Rural / Suburban” category and shortlisted at the British Homes Award 2025 in the “Sustainable Development of the Year” category.

An ecological survey was conducted prior to the construction works starting which identified that slow worms were living on the site. An ecologist was called to the site to set traps and relocate them to a more suitable place.
Additionally, in order to provide the development with water and electric supplies, 200 linear metres of public highway was required to be excavated. The provisional sum allowance was far exceeded for the cost of these works. Additionally, the location of the site, at the end of a cul-de-sac, does not permit gravity-fed drainage into the existing foul drainage system. As a result, a communal sewer pump was installed for the development.
The development is situated within an existing estate meaning that construction took place in close proximity to occupied residential properties. Our Employer’s Agent team and a representative from Hexagon Housing worked closely with the local residents to manage their concerns about dust and noise during the construction phase.
