Our team undertook technical due diligence services prior to contract which involved a review of drawings, associated documentation, planning, accommodation, spatial requirements, building services, fire safety and Fire Risk Assessments. The review also included observations on the design and layout to highlight any matters that required further clarification. During the review, we identified the need for window restrictors which had previously been removed. These were subsequently negotiated as a condition within the agreement for lease.

Additionally, there were significant delays to the Building Safety Act Gateway procedures which were required as a result of the insolvency of the registered Building Control approver under the Transitional Arrangements. The project was then transferred to the Building Safety Regulator (BSR) and resulted in a building which was practically complete for 60+ weeks but awaited sign off by the BSR.
