Flint Housing approached Martin Arnold to provide technical due diligence services for their prospective acquisition of 85 leasehold properties as part of a wider development. The North Kensington Gate redevelopment is predominantly residential with commercial units located on the ground floor. The overall scheme, comprised of 208 properties in total, was delivered by developer City and Docklands through their contractor O’Shea. Martin Arnold managed the agreement between the developer and Flint Housing as Purchaser’s Agent and Clerk of Works to ensure the handover documentation was provided in a timely manner and the apartments were of a high quality.

One of the critical challenges on this project was managing the technical issues presented through the due diligence process. Martin Arnold were involved in identifying potential risks which required careful negotiation with the developer. Risks identified included potential overheating to units and non-compliances with the GLA London Plan requirements. We were then faced with tight timescales for the delivery of handover information and quality inspections to align with the developer’s anticipated practical completion date.
