Appointed as Employer’s Agent, Cost Consultant and Clerk of Works, we supported on the Tye Green Farm project in Essex which introduces 90 new homes; the homes are a mixture of Shared Ownership and Affordable Homes and were delivered by a partnership between Countryside Properties and Sage Housing.

Our responsibilities included:

  • Agreeing and issuing valuations
  • Managing change procedures
  • Site visits and snagging (completed by MA CoWs)
  • Chairing monthly meetings
  • Contract Administration

Our post-contract monitoring ensured Sage’s homes were delivered to the required standards as set out under the contract, including ensuring full compliance with Homes England funding standards. We worked collaboratively through our on site meetings, progress inspections and quality inspections to ensure the partnership between Sage and Countryside continued to provide high quality, compliant affordable homes.

27 of the new homes are Shared Ownership properties that will help local people get onto the housing ladder. The remaining 63 Affordable Rent homes will go to people on Braintree District Council’s waiting list who have been assessed as being in housing need. Half of the Affordable homes are two-bedroom houses and over 40% are three- or four-bed houses.

Martin Arnold had collaborated with the stakeholders of the development since 2019 and were delighted to continue working with the team to bring modern and high-quality homes to Braintree.

The main challenge on this project was in relation to the planning conditions and discrepancies between what was built on site and the planning-approved drawings. The contractor faced challenges in closing conditions and agreeing resolutions related to planning variances.

MA were proactive in their understanding of the contract and the mechanisms in place that allowed our client to mitigate any loss of income as a result of handovers being delayed. MA also ensured that the units were of a high standard with all requirements in place so that once the planning items had been closed, handover could be taken swiftly by the client and practical completion granted.
