Project Description

The Woodfield Park development comprises the new build construction of 17 high quality affordable homes on an infill site, consisting of 10 apartments and 7 family houses.  The tenure mix was 47% Shared Ownership and 53% Affordable Rent and was an architecturally outstanding scheme, procured using an innovative Construction Management route.

The award winning scheme has recently been named the Best Shared Ownership Development (rurual or suburban) by the Inside Housing Development Awards.

Added Value

The challenge was to deliver a high-quality, low cost affordable housing development.  Initial feasibilities identified that a sensible density increase from 12 to 17 units could be created.

MA, as Hyde's Construction Managers, placed contracts with multiple trade contractors.  An initial target of a 7% saving over an estimated Design and Build price was agreed as the benchmark saving. 

The procurement route allowed for Hyde to work with more local, smaller contractors, Value Engineer the design for the duration of the project and also have much tighter control over the specification and the finishes.  A further innovation was introduced by the use of a timber frame superstructure.  Hyde employed the services of a timber frame specialist, to introduce sustainable construction into the project and also benefit from MMC offsite manufacture and tighter tolerance construction.
