  • Development Demolition of existing care home to make way for 14 Units with a mixture of 12 Houses and 2 Flats.

Project Description

The Rookery Lodge Development consisted of demolishing the existing care home, (sheltered accommodation) which was owned by MHS. The demolition made way for 14 units that were a mixture of Shared Ownership, Market Rent and Affordable Rent. The new development site is located adjacent to large green open space and within a pre-existing housing estate. The site has been provided with parking amenities and associated soft and hard landscaped areas. 

Critical Challenge

A critical challenge on this project was to manage the full service disconnections of the existing building, (being completed by a third party), appointed directly by our Client. MA dedicated significant time post-contract at demolition and enabling works stage to manage this third party, to ensure all existing services were suitably found and disconnected in the quickest time possible, thus allowing construction works to commence without increased delay to programme, where possible. This involved MA taking over on occasion from third-parties to liaise with existing service providers and instruct intrusive investigations where necersarry to conclude.

Another critical challenge was to oversee the Principal Contractor managing the construction works in a small, quiet, rural location. This involved regular communucation to ensure all safety procedures and management methods were in place as there were a number of pedestrian rights of way near the site given its rural location.
