Project Description

The Phoebe's Place development consists of the Design and Build of 27 units on land which was a former garden centre. The works included all associated hard and soft landscaping, external works, necessary statutory disconnections, diversions and new connections to provide 25 units for Shared Ownership and 2 units for Affordable Rent. The development is located in a built up conservation area within the London Borough of Lewisham.

Critical Challenges

A critical challenge on this project was that the site was tight and set back from the public highway with only a single lane access road. This caused logistical issues whereby some deliveries could not be completed due to works being carried out to the access road.

MA had to work with the contractor, their design team, and the client to ensure the scheme was both acceptable to the Local Planning Authority whilst in keeping with the Client's typical performance standards for affordable dwellings.

The Covid-19 Pandemic was also an issue, causing the site to be temporarily closed for 5 weeks to ensure appropriate CLC and CDM safety measures were put into place prior to operatives returning to continue the works. MA were tasked with reviewing and granting several extensions of time to account for the associated delays.
