  • Development Restoration of a fire damaged Georgian Terrace property containing two residential units.

Project Description

Two maisonettes in a converted Georgian terrace located within the East Canonbury Conservation Area in Islington required refurbishment following extensive fire and smoke damage, as well as secondary water damage caused by the emergency services. The works included structural repairs, roof replacement, full internal refurbishment of the fire damaged upper maisonette and repairs and redecoration to the lower property.

Critical Challenge

A key challenge on this project was the integration of current  Building Regulation standards to a traditionally constructed property, including the provision of adequate compartmentation, fire alarm and detection systems, and enhanced thermal and acoustic performance. Additionally, defects identified during the construction provided further complications, and necessitated an increased scope of works some of which were not  covered by the Client's insurance. Careful attention to detail during the design process and proactive management during the construction phase by MA, ensured these issues were minimised and dealt with efficiently.
