Martin Arnold’s Architectural team were appointed on the technical design stages of a cladding remediation project in Deptford. Vida House is a residential building situated near Surrey Quays and Canada Water stations, comprised of 138 homes across 5 storeys. Associated bike storage and a car park is also available to residents.

Appointed by Alcema, our team facilitated the design delivery of the cladding replacement in the form of external wall insulation with render and spandrel panels. The project was delivered in phases with the aim being to ensure the materials used within the building were compliant with Building Safety legislation. As part of our scope, we undertook weekly site visits to assess the quality of the work being undertaken and identify any defects ahead of Practical Completion.

Residents remained within the building whilst works were being undertaken. Therefore, the client had to manage resident expectations, particularly as insulation was removed and replaced during the winter months. A phased approach was taken to minimise the discomfort of residents.

Additionally, when stripping out the building, the substrate was found to be different from the as-built drawings. As a result, the design had to be revised on a number of occasions and additional details were designed by our team. Balancing quality design and time was critical to the success of the project.
