The design and conversion of the existing station yard building to provide 7, duplex apartments for affordable rent.

The Old Goods Yard is the design and conversion of the existing Old Goods Yard building at Christs Hospital, Horsham. The proposal provided 7 duplex flats, (a mixture of 1/2 bedroom apartments), for affordable rent and for the S106 contributions for the wider Christ Hospital new build site.

The project required extensive design work pre-tender which included several feasibility options and spatial sketches provided to the Client for their consideration.

The critical challenge on the project was to ensure a sympathetic design was completed for the building which is of local importance. It was crucial to ensure best practice design standards and that Building Regulations were adhered to whilst working within the limitations of an existing building where no external structural adaptations were to be made. Martin Arnold dedicated considerable time during the pre-tender design phase to ensure the new design outperformed the existing design that our Client inherited to ensure the completed building was fit for purpose and demonstrated value for money.

The above process required careful procurement and management of the making good of various structural defects to provide a solid, fit for purpose, shell to construct the new affordable homes within.
