Martin Arnold assisted Berkeley Modular, a newly formed part of the Berkeley Group, in the development of a 15,500sqm portal frame factory and office development on 10 acres of land besides the Thames Estuary. The factory has the capacity to manufacture 1,000 houses a year and forms the backbone of Berkeley Group’s push towards MMC and modular homes. We were heavily involved in the project from pre-contract procurement to construction through to completion.

This project saw the design and build of a factory and office unit on a Brownfield site in North Kent, comprising a total of 15,323m² (164,935.4sqft) GIA B2/B8 floor space with ancillary offices. The client required a substantial, purpose-built space. The factory space totalled 134,000 sq.ft, with the remaining space distributed over two storeys.

This unit was created to the client’s exact specifications, ensuring that it was perfectly suited to meet the client’s requirements with the functionality of the building paramount as it was to be built around Berkeley Group’s manufacturing process for pre-fabricated housing modules. The development represents a high quality, process and industrial development that integrates as far as possible with the surrounding context. The use of contemporary industrial detailing creates simple forms and roof lines.

One critical challenge on this project was collating all planning information ahead of submission for approval in line with the construction programme. MA Ltd liaised with all parties associated with each planning condition to provide the correct information required to the client for submission.

The project also involved the construction of associated external plant areas, security kiosk, covered cycle racks, yard, footpaths, parking, drainage, attenuation, external lighting, highway works, and general external works and landscaping. It was essential for the building to achieve a BREEAM ‘very good’ rating, and we were able to assist out client in attaining this rating.
