Knapps Cottage is a Grade II listed, seventeenth century property located within the Shere Conservation Area of Surrey.

Martin Arnold were appointed following a fire within the living room fireplace and associated chimney stacks. Our services included surveying the damage, design and specify the remedial works, obtain Listed Building Consent and administer the contract works through to completion.

The remedial works included the casting of a new concrete foundation beneath the fireplace, the careful demolition and reconstruction of the brick fireplace and associated chimney stacks, structural remedial works to a timber spine beam and lath and plaster repairs.

Martin Arnold played an integral role in delivering the project in an efficient and timely manner, ensuring the Client’s tenants could move back into their home as soon as possible.

Critical Challenges

There were a number of challenges on this project namely the sensitive heritage listing of the property, the age of the property and, at times, the competing interests of the various stakeholders.

The key challenge with Knapps Cottage was balancing the needs of the heritage asset as historic fabric needing to be conserved, and the needs of the heritage asset as a safe and comfortable home that required repairs. In many instances, these needs clashed and required close liaison and cooperation with the Statutory Authorities to produce a sympathetic schedule of works that met both requirements.

Through early, proactive and consistent engagement with the Client, Loss Adjustor, Conservation Officer and Building Control Officer; Martin Arnold were able to ensure the remedial works were completed to a high standard and to the satisfaction of all stakeholders.

In addition, regular quality control inspections and swift decision making allowed Martin Arnold to react decisively when faced with other unexpected problems that manifested partway through the works.
