A series of intrusive investigations identified that Gary Court, a residential building in Croydon comprised of 150 homes, had a number of fire safety issues and was not compliant with Building Safety legislation. The key driver for the project was the removal of all combustible cladding and its replacement with materials of limited or non-combustible material. Our team provided Contract Administration, Clerk of Works and Architectural Services on the project.

The scheme is an exemplar cladding remediation project and has contributed to tackling the recladding crisis which has faced many homeowners following the Grenfell Tragedy. As a result of the project team’s hard work, the scheme achieved an A1 EWS1 – the highest fire safety rating for remediation work.

The scheme was also a Finalist at the Constructing Excellence SECBE Awards 2024 in the Residential Project of the Year category.

All works were carried out whilst residents remained in their homes. This was particularly challenging as the car park was out of action for the duration of the construction period which many residents were unhappy about. However, in order to accommodate disabled residents, we reconfigured the car park, put in new ramps and altered the pedestrian gate to ensure it could still be used.

Additionally, 3,500 sqm of brickwork had to be removed in order to replace the cladding; the construction team had to ensure the brickwork remained in good condition in order for it to be replaced. The brickwork had to be stored offsite due to constrained site logistics.
