The Coldean development forms part of a series of schemes which are being delivered by a joint venture between Brighton and Hove City Council and Hyde Housing. Situated in Brighton, the new build development will deliver 242 apartments (half for Affordable Rent and half for Shared Ownership) across 6 blocks.

The scheme also includes 162 car parking spaces, 365 cycle parking spaces as well as all statutory services infrastructure, including extensive off-site electricity mains works to feed two substations needed to power a fully electric scheme. A new LEAP and landscaping works with a Section 278 for connection to the highway also form part of the development.

Sustainability features have been integrated into the design to help reduce the carbon emissions from the development; PV panels have been installed on all blocks and a SUDs system provided to ensure no surface water is piped off site. EV charging points as well as a bicycle scheme have also been integrated into the development to promote more sustainable modes of transport.

The scheme experienced a number of challenges which we were able to overcome by being collaborative with relevant stakeholders and our client. This included working with a steeply sloping site which posed challenges around the location of play areas. These initially had been placed on the steepest part of the site and would not have been safe or suitable to use, so considerable terracing works were undertaken to create the play spaces in the locations required to comply with the planning approved design. The steepness of the site also meant that the landscaping was challenging, and many discussions were had with the local authority about what this should look like. Terracing between the block was achieved by retaining walls comprising stone-filled gabion baskets.
