Cairo New Road involved the demolition of a large industrial building, relocation of TfL assets and redevelopment of a 14-storey building containing 113 homes.

The development has a mixed tenure of affordable rent, London Living rent and shared ownership, as well as public realm improvement works and the creation of a new commercial premises at ground floor.

Cairo New Road was a package deal delivered through a JCT D&B Contract and included a first-floor podium deck with landscaped children’s’ play area and further private and communal rooftop terraces across the building.

Critical Challenges

The site location was complex, with a shared access road with a neighbouring church, an existing bridge-link at first floor level linking an existing building with the building to be demolished and a TfL tram line and tram stop located immediately on the boundary of the site.

The project team, working collaboratively with client and contractor, had to carefully navigate our way through challenges including complex legal covenants and easements regarding neighbouring buildings, removal of TfL infrastructure from the site, working alongside TfL’s upgrade of the tram line and tram stop as well as facilitating public realm improvements and creation of a public right of way through the site.

The team also worked collaboratively to redesign and re-engineer the Planning-consented scheme to achieve Class A1 compliance across the exterior of the building, and we also redesigned the scheme to relocate plant from the 14th floor to the ground floor, increasing the space available for high-value accommodation to the upper floors of the building.
