Martin Arnold were appointed as Employer’s Agent, Clerk of Works, Principal Designer and Cost Consultant across all RIBA stages for the Baritone Court project. As part of our role, we also undertook fire compartmentation surveys. Additionally, we assisted in the production of the employer’s requirements, we prepared the JCT contract and finalised the project finances which allowed us to administer and deliver the scheme to our client’s satisfaction.

The scheme involved removing all combustible materials on the façade of an 8-storey residential block in LB Newham, comprised of 32 mixed-tenure apartments, back to the original concrete and steel frame. This involved rebuilding the facade with non-combustible materials, including mineral wool infill insulation, Y-wall sheathing board and Rockwool DuoSlab, with a new render finish.

Construction quality was monitored meticulously by our expert Clerk of Works who coordinated inspections right up to handover. Martin Arnold closely monitored the works and issued instructions, chaired monthly progress meetings and agreed on monthly valuations with the contractor, ensuring a seamless process throughout.

Martin Arnold played an integral part in delivery of this project to ensure the scheme delivered on time and within budget.

Challenges

A number of challenges on this project required careful planning, which included:

Careful repairs to the substrate and frame: To overcome this, we closely monitored the work in collaboration with the contractor and Clerk of Works. We also issued contract instructions where additional works or design changes were required.

Liaising with residents to co-ordinate the closure of balconies: We sent out informative newsletters, advising on balustrade removal and timescales of works to be undertaken.

Sourcing alternative products for the replacement of spandrel panels: We ensured a close colour match was achieved whilst meeting non-combustible requirements.
