Martin Arnold was delighted to complete this agile workspace acting as Employer’s Agent and Cost Consultant.

This fit-out spanned over 10 floors and consisted of hot desks, meeting suites and glazed cellular offices. The project consisted of alterations to the CAT A fit-out with a full CAT B fit-out and furnishing undertaken. Various services had to be upgraded and reconfigured to achieve the client’s innovative design.

The construction works were adapted to the specific conditions on site and due to the graded status of the building, regular liaison was required with the heritage officer in keeping with the building’s historic elements.

We ensured that the client’s financial entitlement from the landlord towards the fit-out contribution of the works was collected in accordance with the lease.

Project Complexity

This project was complex in nature as unexpected delays to the programme resulted in the fit out of various floors being prioritised to allow the client to achieve their critical milestones. Sectional completion arrangements were introduced which allowed the tight programme to be achieved and we sought to programme-out the risk whilst works progressed on site.

Having encountered unexpected delays by the lift installer near the end of the project, we are able to mitigate the risk of delays to the client’s live opening by working as a team to ensure that the replacement lifts were undertaken in a sequence that allowed lifts to remain operational whilst the replacement process commenced.
