Adpar Street and Torridon House are two sites part of a wider infills programme. The schemes were procured via a two-stage tender through the London Construction Programme (LCP) framework.

Currently the projects are nearing the end of the first stage, with second stage price negotiation nearing conclusion. Both projects are targeted to complete by March 2023 with this programme being one of the Client’s key drivers.

Enabling and advanced works have been procured and completed separately to the PCSA contract. These works consisted of demolition of the existing car park structures on site as well as constructing and forming the piling mat.

Adpar consists of 20 sheltered residential units incorporating HAPPI (Housing our Ageing Population: Panel for Innovation principles). The units are 100% social rented and will include 24-hour emergency alarm systems as well as being over seen by a scheme manager.

Torridon is a mixed scheme comprising 4 houses and 17 flats, overall providing 21 dwellings. The scheme will be 100% affordable.

Critical Challenges

Due to either sites’ locations, each development has been party to extensive scrutiny from local residents and stakeholders. The key challenges throughout the projects have been managing expectations and ensuring appropriate consultation is taken so that neighbourly relationships are retained.

Particularly with Torridon House, extensive talks and consultation was held with the adjacent school and residential estates in order to meet mutual agreements which allowed the project to progress whilst wholly considering the schools/ public reservations.
