The judges commented:
"Martin Arnold are a small team working very closely to assist their Clients at every stage, providing a personal hands on approach. The judges could see they are focused towards the needs of the affordable housing sector and they have demonstrated their commitment to the sector."
We are immensely honoured by the award and flattered that the judges decided that we are the Best Employer’s Agent.
This award gives us more determination to provide the best services possible to our Clients, so in future years we can celebrate even more success.
We are also delighted to report that four of our schemes were shortlisted for National Housing Awards in the following categories:

Congratulations to all the winners and runners-up at the National Housing Awards. There have been some amazing projects this year, all of them doing tremendous work within the housing sector.
Riverlight: Best Large Development Nominated
We are delighted that the Riverlight Project in Nine Elms, Battersea has been nominated for the Best Large Project at the National Housing Awards. The project was dynamic, fast moving and often verging on hectic! The site was very tight, the buildings were tall and a great deal of off-site manufacturing techniques were employed throughout the construction process.
Viridian HA as a Client were flexible and focused on delivery, the developers and the first-tier sub-contractors were excellent, with a shared vision for quality.
Along with Viridian, we developed 116 units for Shared Equity Ownership within a larger private development surrounded by private gardens and a new piazza, set on the bank of the River Thames.
Part of the Nine Elms Regeneration, the homes are located in a single block with new commercial space on the ground floor. The units benefit from fantastic finishes specification, and the overall architectural design of the building has created a modern and flexible layout within the homes.
By adopting off-site manufacturing techniques, much of the building was pre-fabricated. For example the development includes bathroom pods manufactured in Italy, which have been tailor made to our Client's specification and requirements. The pods were manufactured ahead of time and shipped from mainland Europe before being craned into position and connected to the superstructure and services.
Gascoigne Estate (Weavers Quarter): Best Regeneration Scheme Nominated
There are few of our projects that are more deserving of an award than the regeneration of the Gascoigne Estate.
Phase 1 of this landmark regeneration project in Barking Town Centre is transforming the Eastern part of the Gascoigne Estate. The phase includes the demolition of numerous 1960's blocks, extensive service diversions, the construction of 421 new build units and an energy centre. The Gascoigne redevelopment is planned to deliver a 1,575 home masterplan designed by Allies & Morrison along with commercial use premises and primary and secondary schools over a 10 year programme.
One of the critical challenges on this project was to manage the interface between land assembly demolition, service diversions and construction across the whole site. Martin Arnold dedicated Pre & Post construction teams to ensure this was managed efficiently including a designated utility manager and appointment of specialists to facilitate the major changes to the M&E scope / energy networks.
Other critical challenges were to:
1. Increase sale values in order to maximise the cross subsidy into the affordable rent programme.
2. Overcome major variations to contract scope when works were on site in order to provide B&D Energy (utility operator for LBBD) with the required infrastructure to deliver their private wire electrical network and district heating network.
3. Develop a new delivery strategy. Due to delayed progress with decant of the existing buildings. Land availability became an issue whereby the main contractor was unable to gain full site possession as expected, in response we developed a new delivery strategy. This resulted in multiple contracts for varying elements of the construction of the 6 blocks in the Phase 1 works.
Elements (Alma Estate): Best Large Scheme in Planning Nominated
Elements is the first phase of the regeneration of the Alma Estate in Enfield, where we are acting as Employer’s Agent on behalf of both Newlon Housing Association and Enfield Council, working with their partners Countryside Properties. The masterplan creates nearly 1,000 new homes, with new community facilities, reintegrating the estate with the surrounding neighbourhood. Newlon are providing much needed Shared Ownership units and Enfield Council are delivering 97 units for affordable rent. Newlon feel that this is an exciting opportunity to create a brand new mixed tenure development providing quality homes, as well as rejuvenating the local area with the provision of shops, a gym, medical centre, energy centre, community hall and youth centre. As part of the development, all parties will be working to enhance the surrounding area with landscaping and other improvements to public spaces, including an improved station square. Elements will offer a stylish mix of 1, 2 & 3 bedroom apartments, across three tenure groups in a prime location, opposite Ponders End train station. Central London is just 17 minutes away and the tranquil Hertfordshire countryside is only the doorstep.

Barnardo’s Garden Village: Best Partnership Award
We have been involved in the partnership at Barnardo’s for many years having successfully delivered Phase 3, a development of 144 new flats and houses with Mulalley as the Contractor; Phase 4 a refurbishment of 34 flats with Cablesheer as the Contractor and Phase 5; a development of 36 new build flats with Purelake as the Contractor.
The completed development is designed in the form of a garden village, with Edwardian villas as a backdrop to the modern buildings. The site is located on the grounds of Doctor Barnardo's original children’s home and has a strong connection to the children's charity. The memorial to Thomas Barnardo also sits within the boundary of the site.
Barnardo’s used the proceeds from sales to rebuild their own offices, also on the site, so they may continue to deliver their vital work in supporting young people in society.
A strong feature of the whole development at Barnardo’s has been the collaborative working of the Client, Contractors, Sales Agent and Martin Arnold which meant we were able to provide multiple services and a range of advice.
